Not a sales list. These are the items that come up again and again on plant between twelve and twenty-five years old in this part of the metro, written the way we write them on the day: open, watch, or closed.
Open
Economiser dampers seized part open
Linkage corroded or the actuator dead. The unit brings in outside air it cannot condition, or none at all when it should. One of the most common faults on any rooftop unit past ten years, and one of the cheapest to put right.
Open
Belt drives running loose and out of line
Airflow drops before anybody notices, because nothing alarms. Sheaves wear, the belt polishes, and the fan turns slower than the design ever assumed.
Watch
Coils fouled on the outside face
Cottonwood seed in June, dust the rest of the year. The system still works, it just works longer for the same result. We record the pressure drop so the next visit can compare.
Watch
Controls that nobody has the password for
An installer set it up, left, and the schedule has been running somebody else’s hours ever since. We document what is actually programmed before proposing any change to it.
Watch
Curb and flashing at the end of its life
Not our trade, and we do not pretend it is. We photograph it and tell you, because a unit replacement is the one moment the curb is accessible.
Closed
Filters
Nearly always the first thing found and nearly always the easiest to close. We leave a size list on the panel so the next person does not have to guess.
They are not the same job and we do not describe them as if they were. A rooftop unit over a tenanted suite and a furnace in an Arvada crawlspace need different planning, different hours and a different conversation.
Buildings
Shops, professional suites, clinics, light industrial and small multi-tenant blocks. Scheduled maintenance with a written record per unit, rooftop packaged units, split systems in server and comms rooms, extract, make-up air and unit heaters.
A record per unit, not per site
Economiser travel checked and minimum position recorded
Out-of-hours and phased work so trading is not stopped
Houses and townhouses across Arvada, Westminster, Wheat Ridge and Golden. No-heat and no-cool calls, furnace and air conditioning replacement, heat pumps, duct sealing, airflow measurement and humidifier work for a genuinely dry winter.
Airflow measured, not assumed
A load calculation before any replacement
Duct leakage found before a bigger system is proposed
Renewal is a sequence, not an event. Most of the buildings we work in cannot shut. A clinic has appointments, a suite has tenants with a lease, a workshop has orders. So the work is broken into pieces that each fit inside one night or one weekend, and the building is warm or cool again by the time it opens.
That means the survey matters more than the quotation. We want to know what the unit sits on, how it comes off the roof, where the power comes from, what the controls actually do, and which hours are genuinely available — before anybody prices anything.
SurveyAccess, condition, controls, electrical supply, and the hours you can give us.
Written scopeWhat is being replaced, what is being kept, and what is explicitly out of scope.
PermitFiled with the city or county that covers the address. Nothing starts until it is in.
PhasesBroken so each one ends with the building conditioned.
CommissioningAirflow, temperature rise or split, economiser travel and controls, written down.
HandoverModel and serial numbers, filter and belt sizes, and the controls documented.
04 — Repair or replace
The question every owner asks, answered without a salesman in the room
Four questions about what you have got, and an honest answer at the end — including the answers that say keep repairing it. It is a decision tree, not a quote generator, and it will not ask for your email.
Panels off, on the roof or in the plant room. Condition, model and serial numbers, curb and access, how a unit would come off, electrical supply, what the controls are really programmed to, and which hours you can give us. It is photographed throughout and it produces a written scope, not a verbal price.
Can you replace plant without closing the building?
That is most of what we do. The work is broken into phases that each fit inside the hours you can spare, and the rule is that every phase ends with the building conditioned. Where that is not possible, temporary heating or cooling is written into the scope and priced rather than improvised.
Why are there no prices anywhere on this site?
Because a rooftop unit replacement can differ by a multiple depending on access, curb, crane time, electrical supply, hours and controls. A figure published here would be a guess dressed up as information. The survey is quoted as a fixed number before we come out.
Do you work on houses as well?
Yes, and with the same method: airflow measured, duct leakage found before capacity is added, and a load calculation before any replacement. Arvada, Westminster, Wheat Ridge and Golden.
How do I know whether to repair or replace?
There is a decision tree on this site that works through four questions and comes out at one of five answers, two of which say keep repairing it. It produces no price and asks for no email.
Who files the permit?
We do, with the city or county that covers the address. Arvada, Westminster, Wheat Ridge and unincorporated Jefferson County each handle it differently, and nothing starts until it is in.
